Why licensed matters in Pinellas
The county's mix of pre-code and post-code construction means routine small jobs occasionally cross into permit territory — especially structural, electrical, and plumbing scopes on the older housing stock. Pinellas housing stock — how the fix changes by era
Different eras of Pinellas construction have different repair patterns. Same license covers all of them:
- Pre-1930 (Old Northeast, historic Kenwood, downtown Dunedin): plaster walls, original wood sash, aging drain lines. Historic-review rules may apply on street-facing changes.
- 1940s–1950s (mid-Pinellas mid-century, Driftwood, Roser Park): plaster ceilings, terrazzo floors, jalousie windows, single-pane wood sash.
- 1960s–1980s (tract Pinellas, Largo, Seminole): drywall throughout, early aluminum window frames, first-generation sliding glass doors on lanais.

Coastal Pinellas — a specific set of considerations
The coastal Pinellas corridor (the beaches, Snell Isle, Shore Acres, and the flood-zone V and AE areas across the county) has repair considerations that inland jobs don't face. A few things worth knowing before we quote:
- · Salt-air corrosion chews through cheap stainless and pits aluminum. We use coastal-grade fasteners and marine-grade sealant on coastal jobs by default — not as an upcharge.
- · FEMA 50%-rule awareness. When a repair on a flood-zone home approaches the substantial-improvement threshold, the whole project can trigger FEMA-mandated elevation or other requirements. We flag it before quoting so you can decide whether the scope needs to shrink or the project needs to grow.
- · Post-storm punch lists. After hurricane events, we handle the small stuff that isn't an insurance-remediation scope. Window sash that racked, sliding-door tracks bent by wind pressure, drywall damage from rain intrusion after the roof was already repaired. Non-insurance-billed work; we don't work with adjusters.
- · HOA compliance in coastal condos matters more than on inland single-family. COI on request, and we work through the association's architectural review process when it applies.
Drive-time and scheduling reality
St. Pete core is home base. Half-day scopes in St. Pete are often same-week or next-week. Half-day scopes in upper Pinellas — Palm Harbor, Tarpon Springs, Safety Harbor — are usually available same-week if we can bundle them with a nearby route or if the calendar has an opening; otherwise a week or two out. Multi-day scopes get scheduled on a route pattern that keeps drive time honest. Once you approve a number and pick a day, we arrive when we said we would.

Do you cover my city in Pinellas County?
Almost certainly yes. Home base is St. Petersburg; we routinely take work north through Pinellas Park, Largo, Seminole, and Clearwater, and further out through Dunedin and Tarpon Springs when the job justifies the drive. If you're in a mid-Pinellas or upper-Pinellas city and unsure, call and ask.
Is there a travel charge for jobs outside St. Petersburg?
For most Pinellas County work, no separate travel charge — the drive time is folded into the quote. For the far edges (upper Pinellas, or east into South Tampa) we may fold in an extra hour on the estimate. Whichever way it goes, the price you see before booking is the price.

Same pricing method — photo-to-quote, no padded estimates, we tell you the number before we start. The number itself scales with scope, not zip code. A drywall patch in Largo isn't priced differently from the same patch in St. Pete.
Do you handle 1950s housing stock outside St. Pete too?
Yes. Mid-Pinellas has a lot of mid-century housing that's structurally similar to what we work on daily in St. Pete — plaster ceilings, terrazzo floors, original wood windows.
